Established in 2008 by partners Nick Warren, Clive Powell-Richards and Tim Buxton, our client Warren Powell-Richards is a completely independent estate agency focusing on marketing properties on the Surrey, Hampshire borders and the surrounding areas.
After successfully fitting out the flagship branch in Alton, Hampshire in 2008, senior partner, Tim Buxton asked Saracen to evaluate the viability of transforming a listed, but dilapidated and run down, late night, fast food shop in Farnham into the newest Warren Powell Richards agency.
“To be a successful agency in a new location, image is extremely important,” says senior partner, Tim Buxton. “Saracen did a fantastic job with our flagship Alton branch and we wanted the same impact in Farnham.”
Working with the historic buildings officer and the local planning authority, Saracen put together a complete ‘turnkey’ design solution which met the design brief set by the client, whilst complementing the local environment.
The project was complicated and time deadlines were essential for the successful launch of the new branch.
Part of the fit out design involved opening up the damp 18th Century vaulted basement and creating a very interesting and unique kitchen and customer toilet facility.
“I would have never thought of opening up the basement,” says Tim. “I was skeptical of how Saracen was going to convert this area into something which was useable. The end result is stunning. We even have a reputation locally for the best and most interesting toilets in town.”
“This fit out project really tested our installation team: no wall, ceiling or floor was square or level and the fact that the premises were three feet away from a single carriage, one way street brought its own logistical problems,” says David Browne, project manager. “Installing the new shop front was certainly a challenge.”
The total works, which included the installation of air-conditioning, toilet and kitchen facilities, power & data, flooring and furniture, was completed on time, to budget and, best of all, to the client’s delight.
