Thames Water - London Tideway Tunnels (North)
Our London based client, a global leader in full-service engineering, construction and operations, moved into the Northside of the 7th Floor at The Point, Paddington.
Saracen tendered for the work against some of London’s leading fit out companies and won the opportunity to completely fit-out the office shell with designs and space planning tailored to meet the client’s requirements. The client was seeking a functional base on the 7th Floor at The Point for its integrated team to delivery its London-based project.
The fit-out called for a high degree of technical expertise and an in-depth knowledge of modern building services and infrastructures. A tight timescale and budget for the project meant that exceptional project management skills were required.
Comments by the Project Director:
“We’ve worked on design and fit-out and refurbishment projects across London and the South East, but we’re particularly pleased to have an opportunity to make our mark on this distinctive office complex which is a major landmark in Paddington.
We had to overcome the restrictions imposed by the unusual design and curvature of the building, and work around some of its innovative environmentally friendly features which the architects have, quite rightly, incorporated to meet BREEAM standard of ‘very good’."
Martin Page, Project Director, Saracen Interiors
Saracen transformed the empty shell into an attractive, fully functioning, partitioned and furnished workspace for the project team.
Maximising the use of natural light which floods into the building through full height glazing, Saracen made extensive use of glass partitioning to create a sense of space. Eye-catching manifestation designs were created for the partitioning, showcasing a theme relating to project work being undertaken.
Working within the constraints of the building design and its environmentally friendly climate control system, Saracen designed meeting rooms and office space, added new kitchens and toilet facilities, and created dedicated comms and server room facilities, where air conditioning systems were installed to maintain stable temperatures and humidity levels. To meet the client’s IT and data supply requirements, Saracen also designed and installed a new multiple network system which integrates with The Point’s advanced building management system.
